Chapter 1

My last name was enough to make every Mercer ranch hand hate me.

Ten years ago, my father's groundwater lawsuit helped shove Wyatt Mercer's family into an equipment auction, and Wyatt never forgot seeing me there.

I built a veterinary clinic two counties away and learned not to come back.

Then Wyatt's father died.

At the will reading, a ranch hand called me a scavenger, and Wyatt shut him up before the word finished leaving his mouth.

For one dangerous second, I thought grief had finally made room for a truce.

Then the lawyer slid a deed across the table.

Elias Mercer had left me half of Red Willow Ranch.

I walked the boundary, saw Black Ridge survey stakes cutting straight through the wild-horse corridor, and signed the inheritance papers.

Wyatt put a buyout offer beside my hand.

"Name your price, Sierra."

"I'm not selling the horse corridor."

"Then I'll make owning this ranch hurt."

"Good," I said. "I brought boots.

Sierra's POV

"Don't touch that key."

Wyatt’s voice clipped the heavy silence of the living room before the old brass key even settled on the oak table.

Harvey Knox, the estate lawyer, pulled his hand back, leaving the metal gleaming against the scratched wood. I sat across from them, graveyard mud still caked on my boots from Elias Mercer’s funeral. I wasn't here to stake a claim. I was the local vet Harvey summoned by name, and, unfortunately for the man glaring at me from the stone fireplace, the daughter of Grant Hale.

Ten years ago, I stood in the dirt and watched auction tags slapped onto the Mercer family’s milking pumps, trailers, and tractors—all fallout from my father’s groundwater lawsuit. Wyatt had been twenty-three then. He stared at me through that crowd like he was memorizing the face of an enemy. A decade hadn't softened the harsh lines of his jaw.

"I'm not touching anything," I said, keeping my hands flat on my thighs. "Harvey asked me to be here."

"This isn't Hale land," Wyatt shot back, his shoulders rigid under his dark suit jacket. "Whatever you think you're owed, you're wrong."

"I'll listen to what Elias left behind, and then I'll leave," I told him.

Footsteps scuffed the hardwood near the entryway. Cole Brenner, the ranch foreman, leaned against the doorframe. He eyed my muddy boots, then spat a laugh.

"Vultures even show up to funerals now," Cole sneered.

Wyatt turned his head, his focus snapping from me to the foreman. "Shut your mouth, Cole. Get out."

Cole stiffened, muttering under his breath before disappearing down the hall. The heavy oak door slammed shut.

Wyatt looked back at me. "Don't mistake that for a welcome, Dr. Hale. My father made errors in judgment right up until he died."

The insult landed perfectly, dragging me right back to the pariah status my last name carried in this county.

Harvey cleared his throat, shuffling a stack of manila folders. "Your father’s will never called Grant Hale a liar, Wyatt. The lawsuit triggered the bank to pull the operating lines, yes, but Elias understood the situation."

"Same result," Wyatt said coldly.

I wrote the phrase down on the legal pad Harvey had provided. I offered no defense for my dead father.

Harvey opened the thickest folder at the bottom of the pile. "Moving on to the final deed. Red Willow Ranch. This covers the surface rights, the ranch operations, and the old springhouse water source."

Wyatt uncrossed his arms. "Just hand me the transfer papers."

"Elias didn't leave it to you," Harvey said. He slid a crisp white document across the table, stopping it right in front of me. "Fifty percent to Wyatt Mercer. Fifty percent to Sierra Hale as co-owner."

Wyatt stepped away from the fireplace. "Read that again."

"She is not a trust manager," Harvey clarified, tapping the paper. "She is a fifty percent joint owner of the deed."

Wyatt reached over and dragged the document toward him, his eyes scanning the legal jargon. A muscle feathered in his cheek. He reached into his inside breast pocket and pulled out a checkbook, slamming it onto the table next to the brass key.

"I know about the balloon payments on your clinic," Wyatt said, uncapping a pen. "I'll clear your debt now. Name your buyout price, sign your name, and walk out of my house."

The offer was tempting. I needed the cash, and I wanted nothing to do with Wyatt Mercer. I reached for the pen.

Then I saw the secondary page sticking out from under the deed.

I pulled the boundary map free. A fresh line of red ink cut across the northern ridge, stamped with the logo for Black Ridge Minerals. The survey markers dropped right over the narrow canyon pass. It was the only winter route the wild mustang herds used to reach the river valley.

If I sold my half, Wyatt would lease that land to the mining company. The fence would go up. The mustangs would be cut off from the water.

I dropped the pen. "Let me see the easements."

Wyatt snatched the map, holding it out of my reach. "You don't need to see the easements. You need to take the check."

"Black Ridge Minerals just marked the northern ridge," I countered. "That pass is the only way the wild herds get to the river valley before the snow hits."

"They're horses, Sierra. They'll find another way."

"Not if you fence off the springhouse."

"It's my land. I'll fence what I want."

"Our land," Harvey corrected softly from the end of the table.

Wyatt’s knuckles whitened against the edge of the wood. "Don't play games with me to drive up the price. I can file for partition tomorrow. I will make joint ownership so expensive you’ll beg to quit."

"I’m not negotiating a price," I said, pulling the inheritance acknowledgment form closer.

I signed my name on the bottom line. Then I pulled the co-ownership acknowledgment beneath it and underlined the clause Harvey had already flagged: any new easement, transfer of water rights, or sale of jointly held property required both owners' consent. I added a written objection to any fence that blocked the existing mustang route and initialed it for the record.

Wyatt stared at the fresh ink. "Are you trying to turn a working cattle ranch into a petting zoo?"

"I'm just not letting a mining company's fence finish a dead man's will," I answered, pushing the paper back to Harvey.

Harvey gathered the documents, slotting them safely into his briefcase. "Since the ownership is settled, there is a practical matter to address. The guest house heating system failed three days ago. Parts won't arrive until the winter maintenance crew finishes next month."

I frowned. "What does that have to do with me?"

"The insurance policy requires an owner on site," Harvey explained, snapping his briefcase shut. "Since the property is now jointly held and cannot be left vacant during the transition, you both need to establish residency to satisfy the underwriter."

Wyatt picked up his blank check, folded it sharply in half, and shoved it back into his pocket.

He stepped around the table, stopping inches from my chair.

"Since you want to be half-owner, Sierra," he said, his voice dropping to a hard, flat pitch, "you're moving in tonight."
