Chapter 1

My father's coffin had barely been lowered when my phone buzzed against my palm.

Calloway Ranch — Public Auction. 12:00 PM.

At first, I thought it had to be a mistake.

Landon, my fiancé, had promised to handle bills while Dad was dying. That was why I had signed the power of attorney.

Then our foreman leaned toward me and asked why Landon had ordered two ranch trucks loaded before the funeral.

I called him.

He rejected the call.

A text appeared instead: “Don't make a scene. We'll talk after the sale.”

After the sale.

Eli told me the equipment was being cleared for Savannah—the ex Landon swore was no longer part of our life.

I stopped the trucks before they crossed the ranch gate and canceled every instruction Landon had given in my name.

His call came less than a minute later.

“June, what the hell are you doing?”

I looked at the fresh dirt over my father's grave.

“Going to stop you.”

***

The preacher’s voice droned on against the cold October wind, but I barely heard a word.

All my focus was pinned on the mahogany casket suspended above the open grave, and the empty space beside me.

Landon’s chair remained vacant.

My fiancé had sworn he would be here. He had promised that whatever business held him in town, he would stand shoulder to shoulder with me as we laid my father into the Wyoming dirt.

Instead, the folding chair sat cold, a stark reminder of every broken promise over the last six months.

My phone buzzed against my thigh.

I slipped it from my coat pocket, expecting an apology text from Landon, a frantic excuse about a flat tire or an emergency at the bank.

It wasn't a text.

It was an automated notification from the county clerk’s public registry:

*NOTICE OF PUBLIC LIQUIDATION: CALLOWAY RANCH. Bidding opens today, 12:00 PM.*

The air rushed out of my lungs.

Noon. That was barely forty minutes away.

"June."

A low, gravelly whisper broke through the ringing in my ears. Eli stepped up behind my shoulder, his black Stetson held tight against his chest. As my father’s foreman for twenty years, Eli looked more like a weathered oak tree than a man who easily rattled, but his knuckles were stark white against the brim of his hat.

"Not here, Eli," I whispered, keeping my eyes fixed forward so the mourners wouldn't notice. "Let the minister finish."

"You need to know now," Eli muttered, leaning closer. "Landon was at the north barn late last night. He brought in two haulers and loaded up our heavy equipment and the registered stock."

I turned my head sharply, my grief instantly freezing into something sharper. "He did what?"

"He told the boys you signed off on it," Eli said, his jaw tightening. "Said the ranch was entering private liquidation to clear the estate debt. The haulers left an hour before dawn."

A sick, hollow chill dropped through my stomach.

Three months ago.

I could still smell the sterile isopropyl alcohol of the intensive care unit. My father had been hooked up to a ventilator, his kidneys failing, the medical bills piling up alongside the ranch's deferred loan notices.

Landon had wrapped his arms around me in the hospital corridor, murmuring sweet reassurances against my hair.

*Let me carry this, June. You’re watching your dad slip away. Just sign the Power of Attorney so I can handle the lenders and pay the staff. I’ll protect Calloway Ranch for you.*

I had trusted him. In the darkest hour of my life, I had handed him the pen.

I pulled out my phone, stepped two paces back from the cemetery canopy, and dialed Landon’s number.

It rang twice before clicking off.

He sent it straight to voicemail.

Two seconds later, my screen lit up with a text:

*Don't make a scene. We'll talk after the sale.*

The sheer audacity of the words hit me like a slap. He knew where I was. He knew my father was suspended six feet over the dirt at this exact second, and he was using my mourning as a distraction to auction off four generations of my family’s blood and sweat.

A hot wave of rage surged through my chest, burning away the numbness.

Tears prickled behind my eyes, but I swallowed them down. I refused to shatter here. I refused to give Landon the spectacle of an emotional, helpless heir breaking apart at the graveside.

"Eli," I said, my voice dead and quiet.

"Yeah, boss?"

"Did the haulers take Route 9 toward the interstate?"

"Always do. It's the only road rated for triple-axle rigs leaving the county line."

"Call Jesse and Hank," I said, looking Eli dead in the eyes. "Tell them to block the county bridge with the seed trucks if they have to. Landon does not represent this estate, and he does not speak for me. Shut down the shipment and turn those trucks around right now."

Eli hesitated for half a second. "Landon showed the boys a legal proxy document, June. He threatened to call the sheriff if they refused."

"I am Samuel Calloway’s daughter," I said, every word clipped and hard. "Call Jesse. Turn them around, Eli. Now."

Eli nodded once. He stepped back into the gravel path, pressing his phone to his ear.

I stood motionless under the black canopy while the minister raised his hands for the final benediction. Across the grass, I watched Eli gesturing sharply, his voice carrying just enough authority to settle the matter.

A minute later, Eli walked back and gave me a grim, satisfied nod.

"The trucks are turning back," Eli whispered. "Jesse turned the lead hauler around at the crossroad."

Before I could even draw a breath of relief, my phone vibrated violently in my palm.

Landon’s caller ID flashed across the screen.

I answered and brought the phone to my ear.

"Have you lost your goddamn mind, June?" Landon’s voice exploded through the receiver, stripped of all the gentle charm he usually put on for the public. "The transport company just called me! Did you actually order my drivers to turn back?"

"They aren't your drivers, Landon," I said evenly. "And those aren't your trucks."

"Do you have any idea how much money is sitting on those trailers?" he hissed, his breathing shallow and furious. "The buyers are already assembling at the downtown office. The auction goes live in thirty minutes! If you interfere with the catalog, the entire contract voids, and the bank defaults us on the spot!"

"You're selling my home while my father is still above ground," I said, the venom in my voice barely contained. "You stole from my barns in the dark of night."

"I am saving you from bankruptcy, you stubborn idiot!" he snapped. "Your father ran Calloway Ranch into the ground. He left you with a mountain of debt, and I’m the only one with the business sense to salvage what's left. I hold legal Power of Attorney. You gave it to me."

"I signed you in to pay bills," I replied, my knuckles turning white around the phone. "Not sell my father."

Landon let out a dry, condescending laugh that turned my blood to ice.

"It doesn't matter what you told the drivers, June. You're too late anyway."

"What did you do?"

"I don't need the haulers to close the auction," Landon said smoothly, his tone dripping with cruel confidence. "The real estate contract is already finalized. Savannah is sitting across from me right now with proof of certified funds. By twelve o'clock, she’ll be the registered owner of every single acre you grew up on."

Savannah.

The name hit me like a bucket of ice water. Savannah Vance, his wealthy, polished family friend who had spent the last two years lingering around our social circle, watching Landon with hungry eyes.

"She won't touch this land," I said through clenched teeth.

"She’s buying it, June. And there isn't a thing in the world you can do to stop it," Landon sneered. "Face reality. It’s over. Go back to your funeral."

He hung up.

The dial tone buzzed in my ear, cold and merciless.

I stood there for a second, my heart hammering against my ribs, the betrayal settling deep into my bones. He had planned this for months. Every word of sympathy, every kiss on my forehead while my father was dying in that hospital bed—it had all been a countdown to noon today.

Beside me, the pulley squeaked.

The straps lowered. The heavy casket slid down into the darkness of the earth, coming to rest with a dull, final thud.

The minister tossed the first handful of dry soil onto the polished wood.

The sound echoed through the quiet cemetery like a shot.

I took the single white rose from the lapel of my coat. I stepped to the edge of the pit, looked down at my father’s resting place, and dropped the flower.

"I won't let them take it, Dad," I whispered. "I swear it."

The gravediggers picked up their shovels.

The moment the last shovel of dirt struck the grave, I didn't stay for condolences. I didn't shake hands, and I didn't take the polite embraces of the townspeople.

I turned on my heel, pulled off my black mourning gloves, and headed straight for the truck.
