I froze in panic in the middle of the conference room.

I watched in horror as Caleb reached into his suit pocket.

My breathless voice echoed perfectly from his speaker.

Caleb looked up, locking his dark eyes on mine.

"So," he whispered smoothly. "You were thinking about me in the shower?"

"This budget is a fantasy, Harper." Caleb Thorne tossed my preservation binder onto the conference table. The impact rattled the water glasses and sent a few loose pages sliding toward the senior partners.

I caught them before they hit the floor. "It is a fully costed redevelopment plan. Every dollar is accounted for."

"Every dollar except the ones we lose by keeping the east wing." He uncapped a red pen and drew a hard line through six months of structural estimates. "Remove the original masonry. Replace it with commercial units."

"That masonry is the reason The Oakhaven qualifies for landmark tax credits."

"Tax credits do not cover sentimentality."

"Neither does bankruptcy," I said. "If you gut the protected section before the Landmarks Preservation Commission signs off, the city can freeze the entire project."

David Mercer, the oldest partner at the table, shifted in his chair. The placard before me read HARPER LANE, PROJECT ARCHITECT. Sarah Bennett, my junior architect, stared down at her notes as if the paper might shield her from the collision.

Caleb had been managing director of Vanguard Development for ninety-two days. I knew the exact number because each one had felt like a hostile occupation. He had arrived from the Chicago office with a reputation for rescuing troubled projects by cutting whatever did not produce an immediate return. Staff. Materials. History. He called it discipline. Everyone else called it survival.

"The commission has not issued final protection," Caleb said. "Until it does, The Oakhaven is an underperforming asset on valuable land."

"It is a century-old hotel with original stonework, a grand staircase, and a public grant attached to its restoration."

"It is a condemned building with a leaking roof."

"Because your preferred contractor stopped maintenance while we were waiting for permits."

The room went still.

Caleb leaned back in his chair. His navy suit looked carved onto him, every line precise. "Be careful."

"I have been careful. That is why I brought documentation." I opened the leather folder beside me and slid a copy of the city engineer's report across the table. The draft injunction remained hidden beneath it. "The east wing settled less than half an inch in ten years. The foundation can be underpinned. The steel can be reinforced. The grant will cover most of it."

He did not touch the report. "And the remaining deficit?"

"Three percent of the total project cost."

"Three percent that earns nothing."

"It preserves the building."

"Preservation is not a business model."

I tightened my grip on the dry-erase marker in my hand. "Then why did Vanguard bid on a landmark conversion?"

A faint smile touched his mouth. It was not warm. "Because your department promised a profitable plan. So far, you have delivered a love letter to old bricks."

Heat climbed my neck. Three months earlier, on Caleb's first morning, I had walked into his office with renderings, cost models, and municipal letters. He had glanced at the cover page and asked whether I understood the difference between architecture and charity. Since then, every meeting had become a test of how much humiliation I could swallow without losing my job.

My phone vibrated once against my thigh.

I ignored it.

It vibrated again.

North.

The name appeared on the dark screen beneath the table. No photograph. No full name. Just the anonymous handle of the man I had met on a voice app ten weeks after my divorce.

At first, he had been a distraction. A stranger with a deep voice and no interest in seeing my face. We traded midnight complaints, bad jokes, and secrets neither of us would admit in daylight. He knew my ex-husband had cheated. He knew I slept with the bathroom light on after panic attacks. He knew I hated my new boss with enough passion to make murder feel like a reasonable design solution.

He did not know the tyrant was sitting twelve feet away from me.

North's message filled the screen.

Another message followed.

I should have locked the phone. Instead, while Caleb lectured David about projected returns, I opened the private voice room. An unsent draft from that morning waited at the bottom of our chat. I had recorded it in my apartment after North asked how he could help me forget the board meeting.

My own breathy voice stared back at me in waveform form.

I had been bold in the dark. Reckless. Newly divorced and tired of feeling unwanted.

Caleb tapped his red pen against the table. "Are you listening, Harper?"

"I heard you."

"Then explain why your revised schedule still gives the preservation team eight weeks."

"Because stone cannot be restored on the same timeline as drywall."

"Four weeks."

"Six."

"Four, or I reassign the project."

My pulse jumped. The Oakhaven was mine. I had discovered the original plans in a city archive, fought for the grant, and convinced Vanguard to bid. Losing it would not just damage my career. It would hand the building to a man who saw a demolition date where I saw a second life.

I slid my phone beneath the open folder. My thumb hovered over the voice draft. Sending it to North would be childish, but I needed one person in the world to hear how close I was to breaking.

"You are gutting the core of this project to save three percent," I said. "Just like you gutted the downtown initiative the week you arrived."

Caleb's gaze sharpened. "I saved this firm from a contract your department mismanaged."

"You saved the quarterly report. The neighborhood lost its community center."

"This is not a public service agency."

"And you are not an architect."

David cleared his throat. Sarah stopped breathing.

Caleb set the pen down with deliberate care. "No. I am the man responsible for making sure your ideals do not bankrupt everyone in this room."

Under the folder, I pressed send.

The voice note left with a soft digital chime.

Relief lasted less than a second.

Caleb's phone lit up beside his laptop.

A black square icon flashed on the screen. A white sound wave pulsed across it—the same anonymous app I had just used.

My blood turned cold.

Caleb glanced down. For the first time all morning, his expression changed. Not much. Just a brief tightening around his mouth before he reached for the phone.

His laptop was still connected to the conference room speakers.

The audio opened automatically.

My own voice rolled through the boardroom, low, intimate, and unmistakable.
